On the grounds of the former Eberle company, LIA – Living in Augsburg transforms a 3.5-hectare industrial site into a sustainable, inclusive neighbourhood. The design retains historical structures while introducing a diverse urban layout with mixed residential and small-scale commercial uses. Four courtyards, framed by existing and new buildings, define the site’s heart, while a linear block along Zweibrückenstraße completes the street edge.
The preserved Halle 13, a steel-truss industrial hall, becomes the site’s social hub, connecting north to south and east to west. It integrates a music school, community café, and functions as a public passageway linking major open spaces: Eberleplatz, the industrial chimney “Schlot”, and a new riverside park.
A continuous green corridor runs along the Mühl-Hettenbach stream, linking local biotopes and enabling smart water and air management through sponge city and blue-green infrastructure strategies. The project aims to reconnect the area with its ecological and social context while serving as a model for climate-adaptive development in Augsburg.
