Döttingen, Switzerland

Industrie wird Nachbarschaft – Together with fsp Architekten AG and ASTOC Architects and Planners GmbH, LAND Suisse is part of the winning team for the transformation of the former industrial site along Gewerbestrasse in Döttingen, Switzerland. The project redefines a once-enclosed production area into a lively, mixed-use urban quarter that combines living, working, and leisure. Rooted in its industrial past, the new neighborhood opens towards the landscape — green, connected, and future-oriented.

At the heart of the design lies the idea of transformation through landscape: open spaces become the connective tissue of the new neighborhood, shaping its identity and ensuring ecological resilience. The linear promenade acts as the main public spine, linking the railway station and the urban Gewerbestrasse with the inner courtyards and the central Allmende, a shared green heart for the community. Existing industrial elements — such as the historic chimney and the crane track — are preserved and reinterpreted as landmarks within the new public realm.

The landscape concept unfolds as a sequence of interrelated spaces, gradually transitioning from urban to natural:

  • Gewerbestrasse – Urban Gateway: an active, tree-lined street with a mix of hard and permeable surfaces that frames the public edge of the site.

  • Promenade: a shaded pedestrian axis forming the social backbone of the neighborhood, connecting key open spaces and offering zones for play, rest, and interaction.

  • Kranbahnplatz: the central community square where the industrial heritage meets everyday life — a flexible, multi-use space defined by green terraces and a water feature.

  • Residential Courtyards: generous, planted inner gardens providing privacy, comfort, and microclimatic quality.

  • Nature Band: a continuous green corridor along the cantonal road, functioning as an ecological buffer and biodiversity habitat, integrating paths for walking and cycling.

The project follows a Nature-Based and Climate-Adaptive approach. Retention areas, permeable surfaces, rain gardens, and green roofs create a resilient system for stormwater management while supporting local vegetation and biodiversity.

A diverse selection of native and climate-adapted trees will reinforce the ecological framework, support environmental quality, and improve outdoor comfort across the site.

Through this layered landscape structure, the Döttingen quarter evolves from an industrial site into a place of belonging — a neighborhood shaped by openness, identity, and Nature.
