The YZD Responsible Development Framework is the guiding document for managing environmental and social impact at YZD, an ambitious project of Northcrest Developments aimed at transforming the former Downsview Airport Lands, including hangars, runway and the surrounding areas into a dynamic, climate-resilient community hub. Spanning 370 acres, this redevelopment aims to align with Toronto’s 2040 Net Zero Carbon Plan and higher levels of the Toronto Green Standards, setting new perspectives for sustainable urban development. LAND Canada and LAND Research Lab GmbH provided key expertise in sustainability consultancy.

LAND supported Northcrest in identifying key Natural Capital measurement areas to advance YZD’s Responsible Development Framework. Through a series of review workshops, project objectives were clarified, prioritized, and translated into measurable targets, forming the foundation for a comprehensive set of Key Performance Indicators (KPIs).
Following this, a schematic monitoring framework was developed, outlining governance structures and routines for sustainability tracking. Establishing such flexible monitoring framework—aligned with local as well as international standards and regulations—was a foundational step in positioning City Nature as one of YZD’s sustainability pillars, alongside Inclusive Prosperity, Quality of Place, Climate Readiness, and Urban Mobility. This framework enables the ongoing assessment of sustainability performance throughout the design phases and project implementation.
The framework reflects the collaborative approach pursued by LAND experts and Northcrest’s key representatives, developed through a structured process of analysis, prioritization, and synthesis. This cooperative effort, facilitated through workshops and knowledge-sharing sessions, ensured alignment with the client’s vision and objectives.
