From Net Zero to Nature-Positive: The Future of Real Estate lies in Landscape

Andreas Kipar, Founder and CEO of LAND, features in the September 2026 issue of FocusQI – Il Quotidiano Immobiliare, dedicated to “I Servizi per il Real Estate” (Services for Real Estate). Kipar argues that real estate sustainability can no longer rest on energy performance and certifications alone.

With Europe’s Nature Restoration Regulation now in force, the shift is from Net Zero to Nature-Positive: designing interventions that give back more Nature than they consume. Nature becomes integral to design, not a complement to it, improving microclimate, managing water and building resilience. Evaluation tools are evolving too: at LAND, Ecoverse, the Nature Intelligence Platform, measures Natural Capital and ecosystem services through data, indicators and artificial intelligence, making visible a value once considered immaterial.

As Kipar puts it, the future of Real Estate lies not in more efficient buildings alone, but in places that regenerate the relationship between people and Nature.
