LIA – Living in Augsburg reimagines a 3.5-hectare former industrial site in Pfersee as a vibrant, mixed-use neighbourhood. Anchored by Halle 13 and the Mühl-Hettenbach stream, the design blends heritage, climate resilience, and community life into a forward-thinking urban model.

LIA – Living in Augsburg reimagines a 3.5-hectare former industrial site in Pfersee as a vibrant, mixed-use neighbourhood. Anchored by Halle 13 and the Mühl-Hettenbach stream, the design blends heritage, climate resilience, and community life into a forward-thinking urban model.

On the grounds of the former Eberle company, LIA – Living in Augsburg transforms a 3.5-hectare industrial site into a sustainable, inclusive neighbourhood. The design retains historical structures while introducing a diverse urban layout with mixed residential and small-scale commercial uses. Four courtyards, framed by existing and new buildings, define the site’s heart, while a linear block along Zweibrückenstraße completes the street edge.

The preserved Halle 13, a steel-truss industrial hall, becomes the site’s social hub, connecting north to south and east to west. It integrates a music school, community café, and functions as a public passageway linking major open spaces: Eberleplatz, the industrial chimney “Schlot”, and a new riverside park.

A continuous green corridor runs along the Mühl-Hettenbach stream, linking local biotopes and enabling smart water and air management through sponge city and blue-green infrastructure strategies. The project aims to reconnect the area with its ecological and social context while serving as a model for climate-adaptive development in Augsburg.

This future-oriented neighbourhood blends heritage preservation, community-centered public space, and climate resilience. Halle 13 becomes a central cultural venue, while Eberleplatz and the stream corridor provide vibrant outdoor areas for daily life and events. With its integrated approach to mobility, biodiversity, and social cohesion, the design creates a new benchmark for urban regeneration. Recognised with 2nd rank (3rd prize) in the competition, the project demonstrates how adaptive reuse and ecological planning can shape Augsburg’s next generation of neighbourhoods.
